Frequently Asked Questions

You asked. We answered.

Below are the most frequently asked questions about Carlton Oaks. This FAQs list will continue to grow as we progress through the City review and approval process. Please email us if you have additional questions to add to this list.

What do you hope to do with the land?

The plans for the new Carlton Oaks Country Club and Resort include a brand new 18-hole golf course, updated 54-room boutique hotel with Pro Shop, restaurant and bar, and new homes. Click here to read a complete project description.

Why are you proposing these changes?

We believe that Carlton Oaks Golf Course is a valuable community resource that is important to preserve. Escalating operational and maintenance costs combined with decreasing rounds and revenue lead us to explore opportunities to save the course. Incorporating these new homes on a portion of the property allows us to maintain the golf course for public benefit because the new homeowners will provide economic vitality to the Club by activating the facilities year-round further assuring the long-term preservation of the golf course.

What can we expect from you as our neighbor?

Carlton Oaks has been a part of this community for decades and we pride ourselves on being a good neighbor. From one-on-one community engagement and small group meetings to public workshops and open houses, there are a variety of ways we’ll be interacting with the community and providing updates on the project. By sharing the process and providing meaningful opportunities for you to participate, we’re optimistic this can be a positive and productive experience for all of us. Click here to read more.

What are the current land use designations for the property?

The current land use designations for the property are Planned Development and Park/Open Space. All homes are proposed within the area zoned for Planned Development.

What zoning are you requesting?

No zone change or General Plan Amendment is proposed. The land where the homes are planned is already zoned Planned Development (PD). The proposed Country Club and residential homes are both allowable uses in these zones as specified in the City of Santee’s zoning ordinance. Click here to see the zoning map.

What access will the public have to the amenities at Carlton Oaks?

Similar to the Rancho Bernardo Inn, the resort, restaurant and bar, banquet facilities, golf course and new practice areas will be open to the public. The enhanced facilities will be a modern and welcoming place for longtime locals and visitors alike.

What’s happening to the golf course?

We are excited to be working with local golf course designer Cary Bickler. In addition to his extensive design experience, Cary grew up playing Carlton Oaks. The new course has the same quality and character that makes Carlton Oaks a local favorite. Click here to learn more about the new golf course and facilities.

Where are you in the approval process?

The application for Carlton Oaks is currently under review by the City. We will be refining our application based on City comments.

What’s next?
Following the open house on March 5, 2022, we’ll be revising our application to incorporate City comments and community feedback. Once the application has been deemed complete, the environmental review process will begin with the Notice of Preparation and Scoping Meeting.
